Lettings And Management Fees

 

Fully Managed Package

 

Full Management

60% of first month’s full rent, monthly management fee is calculated at 10% of the monthly rent (subject to a minimum charge of £40).

For this fee we will: -

  • arrange and follow up viewings 
  • set up and collect rent on a monthly basis by Standing Order 
  • prepare contract agreements 
  • handle and protect security deposits
  • provide landlords with a professional and personal service
  • inform relevant utility companies of new occupants (GDPR permitting)
  • transfer rent and produce landlord statements monthly
  • provide emergency service  to tenants and carry out repairs at cost to landlord
  • carry out inspections 
  • obtain guarantors if required (additional charges apply) see referncing fees
  • provide rental guarantee quotations and polices via registered insurer and subsequent policy (subject to status) 
  • Provide feedback 
  • Annual statements can be prepared and supplied per property at a cost of £35.00

 

Referencing Fees

 

As of the 1st June 2019 due to the Tenant Fees Act 2019 Landlords are now responsible for the cost of referencing of all applicants at £69.00 per person.  This also applies to guarantors.

 

Previous to the 1st June this fee was charged at £120.00 per person which was payable by Tenants.  We are heavily subsiding the cost to not hit the landlord hard in 

the pocket.

 

 

        This includes:-

 

  • Credit check tenant
  • Right to rent check
  • Current Landlord reference/Mortgage payment history
  • Character reference 
  • Proof of ID
  • Proof of Residency 
  • Proof of benefit entitliemnt 

 

 

Renewal fees

 

Renewal fees are payable by the landlord and are £50 per tenancy.  Should you wish your tenants re-refernced along with credit checks etc, referencing fees will also be payable.

 

All tenants over the age of 18 are required to be re-referenced on each renewal to ensure no change in circumstances have occurred during the previous term, £69.00 per tenant will be payable on each renewal of an existing Agreement, this cost applies to the landlord only.

 

 

Inventories

 

For our Inventory charges please enquire with our lettings team for package information.

 

 

Property Inspections

 

Inspections are performed once mid term on all fixed term tenancies and are included within the monthly management fees.  Should landlords request additional inspections during a fixed or periodic term fees are applicable as below:-

 

Inspection including report and observations £50.00

Visual inspection only £35.00

 

 

*Please note that inventories are mandatory on all properties managed by Wilson Defraine.  These can be carried out by ourselves at the rates set or provided to us by a registered and authorised inventory clerk and to be of a suitable standard to protect both the interests of the Landlord and Tenant.

 

Boards


A fee of £25.00 will be levied for the board service and is payable prior to erecting.


 

 

 

 

 

Tenant Only Find Package 

 

 

Tenant Find Fee


This fee is calculated at 70% of the first month's  full rent. We will source a suitable tenant and will perform service as below. 

 

This fee is inclusive of: -

 

  • Preparing all marketing materials 
  • Advertsing across all Wilson Defraine networks and portals
  • Arrange and follow up viewings 
  • Prepare contract agreements 
  • Provide landlords with a professional and personal service
  • Obtaining signatures for prescribed information document
  • Inventory can be provided (please enquire for packages and costs)

 

Should the landlord source their own tenant during instructions with Wilson Defraine, a set up fee of £50.00 and board fee will become applicable to cover advertising and administration costs 

 

Tenancy set up without tenant find


Should you require a complete tenancy set up with a tenant you have sourced yourself, we will be more than happy to assist with this at a fee of £199.00.

This fee is inclusice of: -

  • Credit check tenant
  • Right to rent check
  • Current Landlord reference/Mortgage payment history
  • Character reference 
  • Proof of ID
  • Proof of Residency 
  • Proof of benefit entitlement 
  • Carrying out viewings if required
  • Preparing and signing contract agreements 

 

Security Deposits

 

Please note due to changes in legislation we are no longer able to accept any payments for security deposit funds for self managing landlords. Please be aware that landlords bank account details must be provided for tenants to transfer funds for this directly and confirmation will be required from landlords that funds have been received prior to allowing release of keys.
