We at Wilson Defraine understand a vendor's needs and we are here to assist you every step of the way to try and ensure that the process of selling your property is as smooth and painless as possible. Your property will be marketed on Zoopla, as well our own website, with professional, high quality photographs and a brochure to match that will ensure that your property is presented in the manner that it deserves. We have an extensive database of buyers looking for property in the area and a team available to carry out viewings when is convenient to both you and the buyer.

Below is a list of all our charges in connection with the marketing of the properties, if you are happy with our terms and costs details, I would be grateful if you could please sign and return one copy of our agency agreement and this letter.

1)    Sales particulars – we will need to get advertising material produced detailing room description and dimensions. 

2)    Fixed Agency fee – £999.00 (No Vat) if property is less than £100,000.00

3)    Fixed Agency fee -- £1250.00 (No Vat) if price exceeds £100,000.00 but not exceeding £200,000.00 

4)    Fixed Agency fee -- £1500.00 (No Vat) if price exceeds £200,000.00 but not exceeding £300,000.00 

5)    Fixed Agency fee -- £1750.00 (No Vat) if price exceeds £300,000.00 but not exceeding £400,000.00 

6)    Fixed Agency fee -- £2000.00 (No Vat) if price exceeds £400,000.00 but not exceeding £500,000.00 

7)    Fixed Agency fee – £2250.00 (No Vat) If price exceeds £500,000.00.

8)    Advertising Fee – Free

9)    Withdrawal Fee – No withdrawal fee applies unless the property is removed from the market within 8 weeks of it being listed, in this case a £100 withdrawal fee will be payable. 

10) EPC alone £65.00 and optional floor plan (combined cost) £110.00

11) CP12 (gas certificate) £55.00

12) Electrical certificate from £125.00

13) Board Erecting £25.00 (Free if property reaches completion) payable on order (refunded on completion)

14) Premium listings £25.00 per property for life of advertisement payable on order

Should you wish to terminate our agreement then we will require 14 days written notice and you will be required to pay our withdrawal fee, or any additional fees purchased which are separate to the agency fee listed between points 6-10 above together with any other expenses incurred whilst marketing your Property.
